FREE Service to landlords: Are you a landlord with a tenant experiencing difficulties in your property
Our service (SHPS) is a homeless prevention service, trying to reach households who are either at risk of homelessness, or worried that they could be at risk if they do not receive support
If you are aware of a tenant in difficulties and either want support for your tenant to remain in the property, or wanting the property back and need support with helping your tenant move on – The Sustainable Housing Partnership Service want to hear from you!
Some examples of the support our service offers,
Landlord Wishing to Sell
Tenant S, single parent with 4 children was referred to SHPS after being served a S.21 notice due to landlord wanting to sell the property. The landlord didn’t want to pursue court action or see the family as homeless, so were willing to work with us while we sought alternate accommodation. Despite many applications to available properties, the family were struggling to get past the application stage as they were in receipt of benefits. SHPS supported the client to access our in house Landlord Insurance to offer extra reassurance to landlords and were able to secure a suitable property in the Breckland area.
SHPS supported with upfront costs and will continue to work with both landlord and tenant for 8 months to ensure sustainability of tenancy
Rent Increase
Tenant A, had been a longstanding tenant with the landlord not increasing the rent for a number of years. Tenant A was referred to our service as they had been served a S21 notice. Following conversations with the landlord we were able to establish that they had wanted to increase the rent and there no other issues with the tenant.
SHPS worked with both tenant and landlord to agree what an affordable increase in rent, which allowed the landlord to keep a good tenant they otherwise would have lost
Affordability
Tenant B, was referred to SHPS by her landlords agent, due to having rent arrears. At the time of referral they had not been served with an eviction notice but her landlord was considering having to do this as he was concerned that the property was no longer affordable. Following our initial assessment, we found that the tenant had been resident in the property for 13 years, but following the death of their partner, they were now struggling financially and experiencing a decline in mental health.
SHPS worked with the tenant to maximise their income and ensure the landlord did not experience any loss in rent. During the 8 months tenancy sustainment, SHPS worked with the tenant to engage with their local community to help with any feelings of isolation and poor mental health, they are being supported to gain part time employment which will offer a more comfortable quality of life
